SPACELAB provided Urban Planning and Estate Design services for Cappello Hydraulics & Civil for 133 Marys Mt Road, Goulburn. The suburb comprises of 393 single residential lots, conservation management area, parks and playground areas.
The ecological and historical constraints of the site as well as the steep topography greatly dictated the planning for development and reserves used for stormwater treatment.
SPACELAB was engaged 4 weeks before the end of the transition period to the NSW Biodiversity Conservation Act 2016. The feasibility of the development was heavily based on the DA to be assessed under the former planning provisions (notably the Threatened Species Conservation Act 1995). SPACELAB successfully managed to develop the design and manage a diverse team of sub consultants and lodged the Development Application on time.
To achieve success in this project, SPACELAB:
- Identified key landscape features, site natural assets opportunities and connection points to the adjoining properties at the feasibility stage;
- Developed planning principles, the planning layout, master plan, and overall estate character;
- Ensured that interface with the adjoining properties and the Mary’s Mt Road are considered;
- Ensured the layout and orientation of the estate optimised solar access, open space and pathway connectivity, and water sensitive urban design.
Ensured blocks facing the open spaces are maximised to achieve the optimum financial return.
